Buildings in public universities require a plan for the conservation and renovation of their
numerous structures and their management. Maintenance works are an important function
in universities with significant investments in physical assets and play an important role in
achieving organizational goals. The success or failure of the system for managing
maintenance may be judged by the maintenance condition of the system. Therefore, this
research aims to assess the maintenance management system used and to evaluate the
factors influencing building maintenance management implementation in these public
universities. Descriptive statistics were used to analyze the study statistics, like frequency
and percentage, correlation tests were used also Chi-square test with p < 0.05 were used
considered statistically significant for all the independent variables. These universities
exercised corrective maintenance with very limited planned preventive maintenance and
factors influencing maintenance implementation are training programs for newly recruited
employees, lack of well-defined documents, work requests received and lack of
computerized system, and documentation of all maintenance activities, these factors have
a significant effect for maintenance implementation on the maintenance system.
Maintenance departments should have to be well organized in manpower and material
according to the demand of the university building, start to implement preventive
maintenance is recommendable even if on small scale in getting better building conditions
other than fixing what is damaged.The corrective maintenance should be done early as the
defect apears and they need to incorporate a planned preventive maintenance strategy in
the annual maintenance works program, formulate and document their maintenance policy,
and strategic maintenance plan for effective and efficient management of building
maintenance works. |
